5 Common Roof Problems and Their Effects

The roof is perhaps the most important structure of your home, but it’s also one of the most ignored. Very few people actually check the roof for damage unless there’s a problem that needs to be dealt with.

Repairing a roof can be an expensive affair, replacing it is even more so, but some problems can be unavoidable. In such cases, spotting the issue early can mean less expensive roof repair. Here’s a list of the most common roofing problems and how they affect you.

1 – Algae and Staining

Most people want their roofs to look clean and sharp. That’s why, when an algae or staining problem develops, you notice it immediately. Homeowners tend to use high-pressure water sprays to deal with the problem but we don’t recommend it. That can reduce the life of the shingles and lead to more expense down the line.

Algae thrive on moisture and dampness. You’ll first start noticing them on shaded areas of your roof. While they’re easy to ignore, the problem can escalate and damage the roof, compromising its structural integrity.

2 – Blistering

Blisters happen when gas (most likely water vapor), gets trapped between the insulation and plies or within the plies. During sunny and warm days, the gas expands, causing bubbles to emerge on the roof surface. They occur because there’s moisture trapped in the roof, either because of poor roof system ventilation or some other reason.

Small blisters might not cause much damage and can be ignored for a while; it can shorten the lifespan of the shingles. However, if the damage is more widespread, you’ll be forced to replace the damaged section, even an entire slope of your roof.

3 – Damaged Flashing

The joints and areas around structures like chimney, pipes, windows, etc, are sealed and weatherproofed with the help of flashing. It stops water from penetrating the roof and causes extensive damage. Flashings are almost always made from materials like galvanized steel or aluminum.

If the flashing is damaged, water can seep in and cause leakages and other damage related to it. In can also damage the roof surrounding the damaged flashing. It’s best to spot the problem and conduct roof repair in time.

4 – Shingles

The most obvious and easy to spot roof problems are missing/torn shingles. There are many reasons why this happens. It can be due to bad installation, storms, damage, etc. Whatever the reason, it’s a problem that should be addressed immediately. Missing shingles can lead to leakage and extensive water damage. They’re sometimes a symptom of leaks and moisture, but can also be the cause of these problems.

5 – Rotting

Needless to say, rotting is a very serious problem. It can happen due to excessive and continuous exposure to moisture. The problem compromises the structural integrity of your roofing system and can lead to extensive and costly roof repair. It’s vital to spot rotting as quickly as possible and address the problem immediately.

These are some of the more common roofing problems. With proper care and maintenance, you can avoid them or catch the problem early before it can cause too much damage.
